Topic Defects in constructions
A construction defect is defined as the fault in the construction ,design or equipment used in the particular construction. The construction defect may cause a huge loss to the owner in terms of finance.
Why Construction defects are important?
We all obviously know that other than the two words "construction deficiency"
None of the words cause any trouble to the designers, contractors and builders financially. A huge money must be needed by them to correct their mistake and eventually it will result in damaging their reputation.
Defects can be caused if the work is not done correctly or the equipment or materials which are used in the construction are not properly used. The building contractor and the suppliers team are responsible for the occurrences of these defects.
There are various classes of defects in construction and are classified as follows
1. STRUCTURAL DEFECTS
2. AIR CONDITIONING DEFECTS
3. SAFETY PRECAUTION DEFECTS
4. SITE DEFECTS
5. ELECTRICITY DEFECTS
6. PLUMBING WORK DEFECTS
7. EXPANSION IN SOILS
And also the defects are categorized into few varieties
Defects in design The design defects can be caused by the designer and the architects because they wont work all the time as how they are supposed to work and these design defects end up with water leaking from the roof or insufficient structural work..
Defects in construction Poor working of workers will end up with a defect in the construction and void spaces between the walls, deterioration of wood and pest problems are some of the defects in construction
Defects in materials
When coming to the varieties of defects in construction there are two types
a) Latent defects
b) Patent defects
A. Latent defects The defects which are hidden and are not observed even after good checking of the site . Even after over all site inspections the defects sometimes are not noticed and these defects are not noticed even after the completion of the construction and they may occur only after some time has passed.
Examples of latent defects in constructions
i. When the soil is not given a correct compaction the latent defects may occur
ii. Scarcity of reinforcement in structures and concrete footings and foundation.
iii. If the structure which is used for proofing of weather is not installed properly
B. Patent defects The defects which are caught or observed when the inspection test is conducted are called patent defects and some of the patent defects are as follows
i. If there is no roof drainage or roof slope
ii. If there is improper ventilation for roof
iii. The support for hands excluded or not constructed in the stairways
My opinion on the construction defects is to avoid them by having a good contractor and experienced designer and builder. If there are some defects in the construction by any chance there are some steps to solve them and they are
a) Programs for awareness
b) Examination
c) Assessment
d) Moneyrecovery
e) Cure
